Introduction
We aim to provide comfortable, safe accommodation for our guests in our home based two-bedroom bed and breakfast.
Pre-Arrival
- We are situated in a quiet Close on the edge of the town.
- National train station is half-a-mile away and taxis meet the trains or, by prior arrangement, we can pick up at the station.
- We can also pick up at the river for walkers.
- There is a local bus service which drops off close to the house.
- Our website has photos of the bedrooms, the dining room and garden.
Arrival & Parking Facilities
- We have two designated off road parking spaces next to the house.
- Access from car to front door is level with a mixture of hard and gravelled surface.
- We are always available to help with bags.
- At night there is automatic lighting from the gate to the front door.
Main Entrance, Reception & Ticketing Area
- The step height at the front door is 14 cm.
- There is a small porch area and an inner glass entrance door where there is a 2cm threshold and mat well. During the summer months the outer door is kept open to allow easy access and more light into the hall.
- The hall is square shaped with a chair and floored with cork tiles and a short pile Persian rug.
- Registration takes place in the adjoining dining/sitting room.
Public Areas – Hall, Stairs, Landing, Corridors etc
- The staircase is 91cm wide and has 14 steps with a half-landing at 11. There is a short pile carpet fitted throughout the stairs and landing.
- The landing is 91cm wide, has good natural light by day and is lit at electric point level at night with emergency backup in the event of a power cut.
- The hall, previously described, is also fitted with similar night lighting.
Public Areas – Sitting room, lounges, lobbies etc
- The dining/sitting room area is south facing and has windows on two sides. The floor has short pile fitted carpet with two small Persian rugs. The dining table is central with leg clearance of 57cm and adequate access on all sides. There is an adjoining area for relaxation; it has two easy chairs with a seat height of 42cm.
- We have no background music throughout the house.
Public WCs
- There is a downstairs cloakroom off the hall.
- The toilet is 42cm high and the basin is 78cm high.
- The floor is cork tiled.
Laundry
- We have facilities for drying wet clothes, walking boots etc.
- There is a launderette within easy walking distance.
Shop
- There is a One-Stop shop with a cash machine next to the launderette.
Bedrooms
- We have two bedrooms.
- The double room has a standard double bed with a deep mattress on a traditional metal frame 57cm high as shown on the website. There is access from both sides. The doorway is 73cm wide and there is a short pile fitted carpet throughout.
- The twin room has two single divan beds, 57cm high, with access all round. The doorway is 73cm wide and there is a short pile fitted carpet throughout.
- Both rooms have a flat screen television with remote control, a hospitality tray and kettle for hot drinks and a bottle of mineral water.
Bathrooms
- The double room has an en-suite bathroom and the twin room has a private bathroom off the landing.
- Both bathrooms are fully tiled with ceramic tiled floors. They each have a radiator with towel rail attached and are provided with razor points and mirrors. The showers are pumped for extra power.
- The en-site available floor space is 200cm x 90cm. Shower dimensions are 110cm x 73cm with a threshold height of 25cm. The corner basin is 79cm high with separate hot and cold taps. The toilet is 43cm high.
- Available floor space in the twin room bathroom is 150cm x 100cm. The bath has a shower at one end and has a vertical grab rail for ease of access. The height of the bath side is 57cm. A bath mat is provided for extra grip. The curved-front basin is 78cm high with separate hot and cold taps. The toilet has a concealed cistern and is 41cm high.
Grounds and Gardens
- The gardens surround the house and there is something of interest to see throughout the year including magnolia in April, wisteria in May, roses in June, catalpa in July and nerine lilies in October.
- There is one small step between front lawns.
- Surfaces are either gravel or slab paths with some crazy paving.
- Benches are placed around the garden for the best views.
Additional Information
- We have smoke or heat alarms fitted throughout the house which are tested weekly.
- In the event of a fire at night we, as owners, will summon the emergency services and assist our guests to safety.
- Both bedrooms are provided with safety information and other details to help guests make the most of their stay.
- There is good mobile reception in all areas of the house and grounds.
- Wi-Fi is also available.
- Assistance dogs are welcome in all areas.
